What is a home inspection?
A home inspection is a professional, objective, visual examination of the condition of a home. Home buyers entering the market place view inspections as a way to gain valuable information about the biggest purchase of their lifetime. The goal of the inspector is to provide the purchaser with a better understanding of the physical condition of the home in order to make a well–informed decision. Home inspections should also highlight the positive aspects of a home. On The Level Home Inspections can usually schedule your inspection to be done immediately or within a few days. After the inspection is completed, a written report with digital photos will be prepared for the home buyer.

Why do I need a home inspection?
Purchasing a home is probably the largest investment that you will ever make. With that in mind you will want to learn as much about the condition of the home before you buy. A home inspection will point out any repairs and problems with the property so that you can avoid any unpleasant surprises. A professional home inspection will give you a clear understanding about the property you are about to purchase. If you are selling your home a pre–listing inspection will also give you a clear idea of the condition of your present home and allow you to make any necessary repairs before you put it on the market. Uncovering these issues in advance can make for a faster and smoother sale.

How long will the inspection take?
Typically the home inspections take approximately 3 hours. This can vary based on the size and condition of the house.

Do I need to be present during the inspection?
You are not required to be present for the inspection. However you are encouraged to attend the inspection. This can be a valuable learning experience to gain more information about the condition of the property, how the various systems work, how to maintain the house and to ask questions. You will also find the finished written report easier to understand if you have attended the inspection.

What type of report will I receive?
Once your home inspection is complete you will receive a detailed, yet easy to understand, narrative report containing digital photos. A typical inspection report is 15–25 pages and is available to you within 24 hours. Your report is available via email, fax, or mail. Our report will provide you with a thorough understanding of the property and its major systems in order for you to make a well–informed decision about your purchase.

Will you make any repairs or fix any problems that you find during the inspection?
No, our home inspection only provides you with a third party unbiased professional opinion about the condition of the property at the time of the inspection. This also insures that there is not conflict of interest by the inspector.

Is a contract required for a home inspection?
All home inspectors in North Carolina are licensed by the state and are required to provide a written contract that shall describe the services provided, the limitations and the cost of the services. Can a house fail an inspection?
No, the home inspector will not pass or fail a house. It is his job to perform a visual inspection of the property and state the condition of the house at the time of the inspection and provide a written report of his findings.
